We handle the permit, interior styling, pricing, guest screening, cleaning, linen and maintenance. You get a monthly statement and payouts by the 10th.
Essential 15% of revenue
Listing on major booking channels, dynamic pricing, guest messaging, check-in, cleaning coordination.
Full-service 20% of revenue
Everything in Essential plus interior refresh plan, monthly deep clean, preventive AC servicing and owner-stay concierge.
Fees are indicative and exclude cleaning (charged to guests), DEWA and holiday-home permit renewal. Final proposal after a free on-site valuation.

What are check-in and check-out times?
Check-in is from 3:00 pm and check-out by 11:00 am. Self check-in codes are sent on the morning of arrival once guest registration is complete. Early check-in or late check-out (until 2:00 pm) is AED 150 subject to availability.
Is there a security deposit?
Yes — a refundable pre-authorisation of AED 1,000 for studios and 1-beds, AED 1,500 for 2-beds and AED 2,500 for 3+ beds and Palm residences. It is released within 7 days of checkout after inspection.
What is the Tourism Dirham?
A government fee on every holiday-home night in Dubai, charged per bedroom per night. We show it as a separate line in your quote so the total you see is the total you pay.
What documents do you need?
A passport copy (or Emirates ID for residents) for every adult guest, required for registration with the authorities before check-in.
Can I cancel?
Free cancellation up to 14 days before arrival. Within 14 days, 50% of the stay is refundable; no-shows are non-refundable.
Are parties allowed?
No. Our buildings are residential, so quiet hours run 10 pm – 8 am and events are not permitted.
